I live currently in Topeka, Kansas. I live with my elderly mother helping her out. She has a .22 +/- acre lot on an urban street on the slope of a 1002 ft tall hill a city block from an all weather creek that feeds into the Shunganunga Creek which runs through our part of town just a quarter mile to half mile to the north. I am looking to turn mom's land into a micro farm/ urban homestead. My biggest issues are stick-tight weeds that just overwhelmed my garden two years in a row, rabbits and grasshoppers. Much of my vegetable crop was eaten mostly by grasshoppers and other bugs. This property is near the southwestern edge of Topeka. The city limits are slightly over a mile away down Gage Blvd. We live in the shadow of Burnett's Mound Shawnee County's tallest height at 1150 at one summit and 1145 at the other. With the political and societal situation getting unstable nationwide I have been looking at a serious plan B. Staying on the Topeka property has been Plan A, but as a private security officer who works mostly in retail environments such as Walmart and Menards I have noticed shortages in supplies from foods to lumber to appliances. This has me seriously looking at properties either in a rural area or a small town. I am looking in rural Kansas, Missouri, Oklahoma and Missouri possibly even rural Arkansas. My searches are mostly online using Land and Farm, Realtor.com, the various sights of owner financed land like Instant Acres and Homestead Crossing. I am also looking for work in fields I already know. I have experience in retail, food service, security while also being school trained in videography and welding.
What I am looking for is a rural property at least three to five acres in size with access to water from an all weather creek or a pond/ spring. My ideal property would have at least one to two acres woodland, a level area .25 to .50 acres in size for a build site, the pond/ spring or creek, and some open land for pasture. I wouldn't mind some terrain variation, but the build site needs to be level and easy to work. Now with the right assistance if the property is totally tree covered I could carve out a build site large enough for a two story garage with apartment on the second story and a two bedroom single story cabin. Both buildings are 24 x 32 feet in area. The cabin plans came from Easy To Build Cabins and the garage plans came from Menards. This plan B will eventually become plan A as I don't believe I can maintain the city property on my own. Since the deed to it is in my mother's and sister's names I doubt I will have anything from the sale of the property when mom passes.
My question is where is the best place to find property in the areas I am looking? I want something with low property taxes besides the features above. Looking for something between $30,000 to $50,000 maximum. In a perfect world the minimum would be something priced $1,200 tp $3,000 an acre.
